Whooops! It's been awhile since we've posted...

Well, let's see...

We have a roof over the entire house.
We have new windows installed.
We have some new floor boards.
We have a pocket door into our bedroom.
We have electrical outlets and switches mounted.
We have more new plumbing.
We have new stairs going into the basement.
We have a new wall bewteen the stairs and dining room.

What else...

We should have siding up soon.
We have selected our hardwood floor finish.

Tuesday! Tuesday!

So, we'll post a few pictures later, but we wanted to at least verbally update everyone as to what's going on with the Hixey House...

Over the weekend a father/sons crew came out and roofed the main living space. While they were there working, Dennis was out prepping the end trusses so that on Monday, he'd be able to attach the outriggers on the garage. That has been finished now, and he has also framed out the triangular section of wall between the garage and breezeway. The guys will finish framing the "hip" of the breezeway roof (where it meets the roof over the garage) and they should sheath those two roofs so that the roofers can finish their job this weekend. This is all supposition, but it sounds like a good timeframe...

We expect to have a new stair (leading into the basement) this week as well as new sub-floor boards where needed. They are also starting to pull wires for electrical. We met Dennis at the house last night and discussed the electrical "plan". The windows are on order and should arrive soon and the french doors are in and should be installed this week.

The bids for the deck are in, and are higher than we probably feel comfortable spending, but that's a discussion that has yet to really take place. We have decisions to make on that front, as that scope of work is not included in our replacement cost, and we'll be out of pocket.

We'll have a shingled roof by Monday!

Well, the guys finished sheathing the trusses over the main living space yesterday. They demoed the roof over the garage (got a new dumpster too) and worked on prepping the roof for the roofers so that they could come out this weekend and get the shingles up.

Dennis was installing some vents this morning and we expect him to get the trusses over the garage set today, and if need be, jack up the scissor trusses over the breezeway.

Other areas of interest: The junk in the garage is all coming out -- any drywall, any leftovers from the previous owner, etc. Dennis is going to brick the corner of the chimney (visible from the backside, in the breezeway), so that we don't have an awkward condition once finish materials are applied. Dennis is also going to price out the wood deck we are proposing for the back of the house.

Other than that, there's alot going on, but we will not divulge it all at once.

So, we're a little behind...

...but it appears as though our contractor is on top of things.
More specifically, our roof!

So, we now have most of the sheathing up, most of the facia board up, and some small tasks completed in and around the house.

We have lots of progress today!

Well, the exterior door and windows in the breezeway that lead out onto the back patio have been ripped out and the new framing for the french doors has been started. It currently has building paper hung over it, but that's just to keep the house secure until the doors are installed.



The tile in the breezeway has finally been removed as well as the 5 layers of flooring in the bathroom and the bathtub's gone too.









We also have a front door on the house, but that's because there wouldn't be any other way in...

The drawing are being reviewed by a friend (who just so happens to be a licensed architect). We are hoping she'll sign and seal them tomorrow, and we'll be able to get them over to Dennis before he starts setting the roof trusses Wednesday. By the end of the week our house should look less like a trailerhome. Hooray!

Just a quick update...

We haven't been by the house since this past weekend (well, Angela drove by on her way into work this morning, and was happy to see Dennis' and Tony's trucks parked out front). But here are a couple of pics from Sunday:





The guys have begun to frame out the opening for the new door leading from the back patio into the stairwell, and pulled the existing door out of the stair and stood up some new studs. They will pour concrete in place to fill in the cutout in the foundation.

Angela has about finished the drawings, with the exception of the section through the stairs. Hopefully we can get them signed and sealed tomorrow night for Dennis to take over to the city so that he can pull the permits for construction.

Oh, and we were lucky enough to have Angela's parents suprise us by mowing the front and back yards as well as pull some dead plants out of the crazy back yard.
